Bocas del Toro is an archipelago on Panama’s Caribbean coast. It is made up of island towns, beaches, rainforest and quiet bays, and most properties are reached by boat. Buyers come from the US, Canada and Europe for a second home, a place to retire, or a business such as a guesthouse, restaurant or rental cabins. Prices vary a lot depending on the island, the kind of access (road, boat, or waterfront), and whether the land is titled or held as rights of possession.
Bocas Real Estate Group is a family-run brokerage (license PJ-1424-2022) that lists and shows property across the islands. We’ll help you compare areas, check the paperwork before you commit, and connect you with local attorneys, surveyors and builders.

Yes. In most cases Panama allows foreign buyers to own property the same way citizens do. Your attorney should confirm what applies to the specific property, especially land close to the coast or the border. How to buy property in Panama as a foreigner
Titled property is registered in Panama’s Public Registry. Rights of possession means you hold the right to use and occupy the land, but not a registered title. Many properties in Bocas are ROP, so it matters which one you’re buying. Titled vs. ROP explained
We strongly recommend one. A local attorney handles the title search, the purchase agreement and the registration. We can introduce you to attorneys our clients have worked with.
Your costs include property tax (which depends on the value and on exemptions), utilities, maintenance, and a boat if your home is only reachable by water. Property taxes guide
